		<description>Julian, this is a great post.  Thanks for the comprehensive report!  I've long thought that urban planning and design is far more important than almost anyone gives it credit for, and you provided a great illustration of why that's so.  Here's to hoping that someday soon decision-makers wake up to the benefits of creating livable, regenerative communities.</description>
